Set your all-in budget
Include purchase fees, agency commission, moving and furnishing — not just the price.
Ask CamiGet a mortgage pre-approval
Compare at least two lenders or a mortgage broker; note the rate type, fees and early-settlement terms.
Ask CamiShortlist two or three areas
Match commute, schools, lifestyle and budget. Visit at rush hour and on a weekend.
Ask CamiCheck the price against comparable sales
Use comparable transactions in the same building or area, not the asking prices of other listings.
Ask CamiUse a registered agent
Ask for the broker's registration and confirm it with the Dubai Land Department / RERA.
Ask for the service-charge history
Get the latest annual service charge and any special assessments; check the official service-charge index.
Inspect the unit
Check for damp, A/C condition, plumbing and electrics; consider a professional snagging inspection.
Sign the sale agreement (MOU)
The standard memorandum sets price, deposit and dates. Read the conditions for mortgage approval and penalties.
Bank valuation and final offer
The lender values the property; if the valuation is lower, you cover the gap in cash.
Developer NOC
The seller obtains a no-objection certificate confirming no outstanding service charges.
Transfer at a registration trustee
Fees are paid and the title deed (or off-plan registration) is issued in your name. Confirm current fees with the Dubai Land Department.
Handover, snagging and utilities
Do a snagging walk-through, then set up electricity, water, cooling and internet.
